        <title><![CDATA[Nikal takes the NSPCC out to MIPIM]]></title>
        <description><![CDATA[On Thursday 14 March, Nikal hosted a Leader’s Lunch for over 50 people out in MIPIM.  The lunch, at The Grand Hotel in Cannes, brought key people together from the property world with the aim to raise funds and raise awareness of the NSPCC to a new business community.<br><br>The lunch was hosted by Nick Payne, Alan Murphy and Stephen Robinson and was supported by a wide range of companies from the UK.  Nikal has worked with the NSPCC for a number of years, and Alan Murphy, Director of NIKAL is a patron for the charity. <br><br>Nick Payne said: “We have been out to MIPIM each year for over 10 years, supporting different cities with our schemes. Not once have we been invited to a charity event.  We wanted to introduce a degree of philanthropy to MIPIM, and the lunch was a great success.”<br><br>Angela Hardy, NSPCC development manager said: “The Leader’s Lunch was a brilliant opportunity to share information about the work the NSPCC does with the business community and we are delighted that the lunch has proved so successful. Businesses have a key part to play in supporting charities and by supporting the NSPCC they can help raise their company profile, motivate staff and make a real difference to those children who need our help.  <br><br>Angela added: “It’s events like this that mean we can continue to provide support for so many children and young people, across the UK and we invite all businesses to get involved and support our pledge to protect children from abuse.”  <br><br>The NSPCC was founded in 1884 and is committed to ending cruelty to children.To reach as many vulnerable children and families as possible, the NSPCC has 40 service centres around the UK.  Each centre delivers local services at the cutting edge of child protection, focusing on the most acute forms of abuse. They work to bring help, advice and treatment to children most at risk or those who have been abused.  <br><br>In the North West, NSPCC service centres are based in Manchester, Blackpool, Liverpool, Crewe and Warrington, which all deliver face to face work with children, young people and families affected by issues including  abuse, neglect , and substance and alcohol misuse.         <title><![CDATA[Nikal secures Papa John's for Masshouse retail unit.]]></title>
        <description><![CDATA[Property developer Nikal has secured the first retail letting at its Masshouse residential scheme in Eastside to Papa John’s Pizza.<br><br>The international pizza giant has taken a 15-year lease on a circa 1,000 sq ft unit in the ground floor retail space at Masshouse Plaza, a part of Nikal’s mixed-use Masshouse development, for its brand new Birmingham city centre location.<br><br>Masshouse Plaza is home to both the 173-unit Masshouse residential development completed in 2006 and the 167-unit, multi award-winning Hive apartment building, which was completed in 2011.<br>John Moffat, Development Director, Nikal, said: “This is without a doubt one of the best deals to be done on this side of the city for many years and I am obviously delighted that we have secured an internationally-renowned brand such as Papa John’s.<br><br>“Eastside is a part of the city that is rapidly evolving and Papa John’s decision to position their key city centre store here reinforces the message that increasingly, this area is being seen as an extension to the traditional city core.<br><br>“With both Masshouse and Hive providing high quality residential accommodation, the City Park having recently completed and the on-going infrastructure development within Eastside, this is an outstanding opportunity for Papa John’s to be a part of this area’s continued growth and prosperity.”<br><br>Founded in 1984, Papa John’s Pizza is now the third largest pizza chain in the world, with over 200 stores in the UK and more than 4,000 sites across 36 countries.<br><br>Jonathan Mott, Development Director, said: “While this is the sixth Papa John’s Pizza outlet in Birmingham, it will be our key city centre location and Nikal has provided us with a great opportunity.<br><br>“The location of this site at Masshouse Plaza is truly outstanding.         <title><![CDATA[Nikal supporting Eastside]]></title>
        <description><![CDATA[On Thursday 14th March, out in MIPIM, our MD Nick Payne joined a panel of speakers on the Birmingham stand to discuss how Eastside in Birmingham is set to become the centre of business, cultural and transport networks across Birmingham.<br><br>Nikal’s recently launched development, Exchange Square, is located between the CBD and Eastside.  Exchange Square is the second phase of the delivery of the Masshouse masterplan.  Phase 1, to the south east of Moor Street, is primarily residential and includes 340 apartments across two successfully delivered buildings, including the multi award- winning Hive development.  A portion of the site is the chosen destination of the proposed new £80m Birmingham Magistrates’ Court.<br><br>The transformation of Birmingham's Eastside district - led by its new HS2 high speed rail terminal - will build on and invigorate the cultural, academic and creative centre in the city.<br><br>Nick was joined by Mark Barrow, Strategic Director of Development at Birmingham City Council; Glenn Howells, Director at Glenn Howells Architects; and Will Heynes, Development Director at Birmingham Airport.<br><br>Eastside's transformation is part of Birmingham's planning blueprint, the Big City Plan. The district is also within the city's Enterprise Zone, enabling investors to benefit from business rates relief, easier and simplified planning and improved broadband.<br><br>With billions of pounds being invested in Birmingham's transport networks, Eastside will also become an international platform for the city to welcome new visitors and businesses. HS2 will link the area to Birmingham Airport - which has a £65m runway extension due to complete in 2014, which will open up new markets such as China, South America, South Africa and the West Coast of the USA.<br><br>The regeneration of Eastside already started with Nikal's cutting-edge Masshouse development. Exchange Square, the latest phase at Masshouse, is a mixed-use site incorporating 550,000 sq ft of Grade A office space, 150,000 sq ft of hotel and residential accommodation and 50,000 sq ft retail space.<br><br>Other schemes gathering pace include Birmingham City University's new £125m campus, Birmingham's first city park for 130 years, and a proposed museum quarter.]]></description>

        <title><![CDATA[Planning approval received for Exchange Square at Masshouse]]></title>
        <description><![CDATA[Outline planning consent has been received for the second phase of property developer Nikal’s Masshouse development in Birmingham.<br><br> Named Exchange Square, the site has received clearance for the development of 600,000 sq ft of Grade A commercial space across two buildings, ground floor retail, and a 200 bed hotel and apartments, all set around a new public realm.<br><br>Providing a natural extension to Birmingham’s existing core and connecting the city to the on-going regeneration of Eastside, Exchange Square is designed to be delivered in phases, with the public square and any of the site’s three planned buildings able to be brought forward, depending on market demand. <br><br> James Payne, Development Director, Nikal, which has sole ownership of the site, said: “We are naturally delighted with the decision by Birmingham City Council to grant outline planning consent for this scheme. Exchange Square represents one of only a few deliverable solutions to the perceived upcoming shortage of Grade A space in Birmingham over the next two years. With a cleared site and infrastructure in place, we could achieve completion of any of the planned buildings within just 18 months.<br><br> “While the quantum of space itself has remained unchanged, we have worked closely with Glenn Howells Architects to ensure that the layout of the site conformed both practically and aesthetically to the design that we had in mind for the space.  We are now looking forward to developing detailed plans for each of the buildings in what will become one of Birmingham’s best business addresses.”<br><br> Situated in the City Centre Enterprise Zone, Exchange Square is well positioned to be served by both existing and planned transport services and with the site already cleared, no demolition works will be necessary to prepare it for construction. <br><br>Power will be provided to the site via the existing Combined Heat and Power generator at Aston University, which already provides heating and hot water to Nikal’s award-winning Hive residential development, part of the first phase of the Masshouse masterplan. Originally granted planning consent in 2008, the plans for Exchange Square were revised and resubmitted to Birmingham City Council following changes to the wider economic climate and the announcement of a number of key infrastructure projects within the city, including the Big City Plan, which had not been implemented at the time of the original submission.<br><br> A masterplan for all key developments within Birmingham, the Big City Plan includes a number of key investments in the city’s infrastructure, including the £600 million redevelopment of New Street Station, construction of the Library of Birmingham, extension to the Midland Metro and construction of the City Park.<br> The resubmitted application also makes allowances for the delayed Magistrates Court, which was the original anchor-use sited for the first phase of Masshouse.<br> Sir Albert Bore, Leader of Birmingham City Council, said: “I have been a longstanding advocate of the redevelopment of Eastside, which I have always felt was a sadly overlooked and neglected part of the city. With companies like Nikal developing forward-thinking, truly 21st Century schemes like Exchange Square, I am convinced that we are now moving in the right direction with the on-going development of this site.”<br><br> One of the key alterations over the original plan sees movement of the proposed square that will open up the development, creating a more inviting environment and enhances the pedestrian route connecting the City Park and HS2 to the Colmore Business District and Snow Hill area.<br><br>Alongside the transfer of the public square, other noticeable changes to the original application include alterations to the office buildings, which have been reconfigured to offer larger floorplates across fewer floors in order to meet market demand and present a practical and appealing offer to occupiers.<br><br>Exchange Square is located adjacent to Nikal’s completed residential scheme which comprises over 340 residential units across two buildings, including Hive, which was named Best UK High Rise Development at the 2011 UK Property Awards. <br><br>Joint agents for Exchange Square are Jones Lang LaSalle and GBR Phoneix Beard.         <title><![CDATA[Nikal announces letting of the Boilerhouse at Soapworks]]></title>
        <description><![CDATA[Global alternative asset manager, The Carlyle Group and its joint venture partners Nikal and Abstract Securities, has announced the letting of the entire first phase of Soapworks, totalling 20,000 sq ft to Vital Services Group.<br><br>The letting, which is the biggest deal in Salford Quays since 2010, confirms the Soapworks scheme as the most sought after new office location in Salford Quays and builds on the strong momentum of current interest in the scheme.  Vital Services Group will take up all five floors of the Boilerhouse and will be the first occupier at Carlyle’s ground-breaking development.<br><br>As a market leader in engineering, Vital Services Group’s new location at the Boilerhouse has been carefully selected to strengthen its position within the transport, power and communication sectors, with Soapworks offering easy access to the major regional players within the industries.<br> <br>The Boilerhouse, which completed earlier this year forms the first speculatively built phase of a 400, 000 sq ft redevelopment of the former Colgate-Palmolive factory. The unique design and Grade A specification coupled with its location within MediaCity is likely to attract tenants from across all sectors as well as from the creative industries.         <title><![CDATA[North West Evergreen Fund makes £6 million investment in Soapworks]]></title>
        <description><![CDATA[The North West Evergreen Fund, which invests in real estate projects in Greater Manchester, Cumbria, Cheshire and Lancashire, has made an early investment, providing a loan of £6 million to the Soapworks regeneration development project in Salford, which is owned by global alternative asset manager, The Carlyle Group and its joint venture partners Nikal and Abstract Securities. <br> <br>The Evergreen investment will support the delivery of the second 210,000 sq ft phase of the proposed 400,000 sq ft Grade A office redevelopment of the former Colgate-Palmolive factory in Salford Quays’ new Media City boundary. The Carlyle Group’s Soapworks is a major regeneration project with a gross development value of circa £70 million that is set to transform the historic site into a commercial hub, creating new employment opportunities and revitalising the Exchange Quay area. The Evergreen-funded part of the project alone is set to deliver 1,350 jobs and will act as a catalyst for further phases of the Soapworks development which will create up to 2,500 jobs.<br> <br>The secured financing will allow construction of the second phase of the Soapworks development, blocks A, B and C, to commence early in 2013, with completion expected by the end of that year, providing c.210,000 sq ft of Grade A, shell and core office space.  This follows the completion in October 2011 of the first phase of the project, the 20,000 sq ft Boilerhouse, which is already fully let to engineering firm Vital Services.  The final phase of the Soapworks project, Block D, will add a further 170,000 sq ft of office space when it is completed at a later date.<br> <br>The North West Evergreen Fund, which is made up of 16 local authority limited partners was established to provide funding to support real estate projects which are critical to the region's economy, generating jobs and growth. It is capitalised through the European Regional Development Fund (ERDF) and other public money allocated under the Joint European Support for Sustainable Investment in City Areas (or “JESSICA”) initiative, which is managed by the European Investment Bank in the North West on behalf of the Homes and Communities Agency. The application to the EIB was led by the Association of Greater Manchester Authorities. The Soapworks project exceeded the regeneration targets covering employment, remediation and floor space outputs and, as such, was granted the maximum amount that the Evergreen Fund could provide.<br> <br>The Evergreen model provides loan funding to be invested in projects which will generate a financial return and will then be recycled back into the fund to help support further projects. The fund is advised by CBRE Indirect Investment Services Limited, the FSA regulated arm of CBRE Real Estate Finance, and co-chaired by Manchester City Council and Lancashire County Council.<br><br>Lord Peter Smith, Chair of the Association of Greater Manchester Authorities, commented: "The Evergreen Fund is an innovative use of public funding to support private enterprise in these challenging times. We will be investing in priority schemes which will deliver real jobs and growth, as well as financial returns, unlocking opportunities and stimulating the success of the region." <br><br>Ben Du Boulay, Director at The Carlyle Group, said:  “To be selected as a recipient and to be granted the maximum amount of funding from the North West Evergreen Fund is a real endorsement of the potential of the Soapworks scheme and the positive impact that the project will have on the regeneration of the Salford Quays area. As the recent letting of the Boilerhouse demonstrates, there is a clear demand for high quality, good value, flexible space within Salford Quay’s Media City and we are confident that the completion of the second phase of the project will add to the area’s success.” <br><br>Tony Martin, Head of Investment Advisory, CBRE, said:  “Evergreen provides developers with an opportunity to secure much-needed finance for strategic sites that will make a significant contribution to the success of the North West’s economy. The Soapworks investment fulfils every criterion for the fund, most particularly that it is expected to be a catalyst for the regeneration and employment prospects for the wider area. We look forward to growing Evergreen’s investment portfolio and are in advanced negotiations with a number of other parties on schemes of differing sizes and focus, and hope to announce a follow on investment in the very near future.” <br> <br>Salford City Mayor, Ian Stewart, added: “This is a welcome boost to job prospects in Salford and will further speed the regeneration of this area of the city.  It’s a positive example of the public sector working imaginatively with the private sector to deliver growth and development.  This project will transform an historic central site in Salford into a commercial hub, creating new job opportunities and revitalising the Exchange Quay area.” <br> <br>Deborah McLaughlin, North West Executive Director at the HCA, said:  “The HCA is committed to supporting economic growth by helping communities realise their aspirations for prosperity.         <title><![CDATA[The Builders Yard comes to life!]]></title>
        <description><![CDATA[As part of the inaugural Dig the City, Manchester’s first urban garden festival, you will see a rather unusual garden at Manchester property developer Nikal’s HQ next door to Manchester Cathedral!  The Builders Yard is a conceptual, fun and tongue in cheek display depicting the builders yard and construction industry environment.<br><br>The garden, which features several life size mannaquins, along with scaffolding, building yard materials and a 20 foot piece of astro-turf that floats through the air and runs up the side of the building, has been created by Nikal and landscape architects TPM Landscape. <br><br>Landscape construction materials have been selected to highlight the varying growing conditions plants will survive and thrive in, including gravel, sand and rubble and how easy it can be to make our city green regardless of the space restrictions. Birch trees and Buddleja are prime examples of plants that naturally regenerate in the urban environment and are often seen on railway sidings and small pockets of derelict space in the city.<br><br>The mannequins create a layer of added humour to the display that is typical to that of the building trade.<br><br>Nick Payne, Managing Director of Nikal, commented: “We are actively involved in this part of Manchester.         <title><![CDATA[Work starts for second occupier at Cathedral Park]]></title>
        <description><![CDATA[Nikal has secured a second occupant for their flagship business park in Wells, Somerset.  <br><br>Due to take just under a year to complete, the carbon friendly building will be powered by photovoltaic panels, heated and cooled by an air source heat pump, with a heat recovery system and lit with low energy lighting. The new office will be home to the majority of SW accountant Old Mill’s employees who are currently based at the firm’s Shepton Mallet office and will open in March 2013.<br><br>Old Mill joins existing occupiers Aster Communities at Nikal’s Cathedral Park.  Aster Communities (was Flourish Homes) took occupation of their purpose built 20,000 sq ft two storey office building in summer 2011.  <br><br>John Moffat, Development Director at Nikal said: “We’re delighted that Old Mill has chosen Cathedral Park as their main office, and that the business park has attracted another high profile occupier.         <title><![CDATA[Nikal sows the seeds for Manchester's first urban garden festival]]></title>
        <description><![CDATA[Nikal is proud to announce its sponsorship of Manchester’s first urban garden festival.<br><br>Dig the City Manchester 2012, which launched at the Jubilee Garden in Albert Square will take place in the city from 23rd – 29th July and will see the emerging medieval quarter of Manchester transformed into a festival site for the event.  <br><br>Dig the City Manchester 2012 is a partnership of key public and private sector organisations within the city including Manchester Cathedral and Manchester City Council and Nikal.  Manchester Cathedral will feature floral displays of over 30,000 flowers, and Manchester Arndale and the National Football Museum will also be displaying floral installations.  <br><br>Nikal, who has their HQ within the festival site, were one of the early investors in the medieval quarter of Manchester and of Dig the City Manchester 2012. Recognising the significance of this area and its potential as an area of charm, interest and heritage Nikal seeks to enhance and promote the quarter.  The company will be decorating their own office building as part of the festival celebrations.<br><br>The public realm areas including Exchange Square and Cathedral Gardens will be celebrating urban gardening with pop up allotments, flower markets and other gardening activities.  Manchester City Council's annual In Bloom competition will culminate at the festival, and will be judged by the Royal Horticultural Society.         <title><![CDATA[Hive ticks all the boxes]]></title>
        <description><![CDATA[Hive, our latest development at Masshouse in Birmingham, has seen high levels of sales activity recently, and it’s safe to say that the buy-to-let market is back on its feet.  This is discussed in the latest blog entry from Hive’s development director, John Moffat.<br><br>The steadily increasing demand from the rental market is tempting investors out of a decade of hibernation and is once again shaping their perception of property as a financial safe haven.<br><br>But of course, following the type of economic turbulence that we’ve experienced, the landscape has changed. Yields are typically higher than average, and the potential for capital growth is clear for all to see, given the amount of construction both planned and underway in the immediate vicinity.<br><br>With a burst of sales already under our belts since the start of the year, investors are already recognising the opportunity that Hive represents, particularly given its proximity to Birmingham’s cosmopolitan and business heart, and outstanding transport links.         <title><![CDATA[Nikal and Trafford Council welcome the granting of the compulsory purchase order for Altair site]]></title>
        <description><![CDATA[Nikal has won the planning battle for its £100 million scheme Altair, which would be linked to a major upgrade of Altrincham and the Altrincham Interchange, aiming to breathe new life into the town.<br><br>A compulsory purchase order granted to force ATS Euromaster off its site on Oakfield Road, which means that a major obstacle has been removed from the path of the redevelopment.  The Altair project comprises a hotel, leisure facilities including an ice rink, homes, offices, shops, restaurants and cafes and a 500-space underground car park.<br><br>Developers Nikal claimed last year at the public meeting into the CPO that it was essential to demolish the ATS Euromaster garage and neighbouring Bridge Inn pub for the project to go ahead as planned.<br><br>The pub has just been demolished after it was recently bought by Trafford Council and now the way is clear for the garage to be removed.<br><br>Nick Payne, managing director of Nikal, said the CPO had 'opened the gateway' for work to begin on Altair next year - and the development could be in place by 2016.<br><br>"This is incredibly good news and it is now all systems go.  It will be the biggest development in Altrincham for some considerable time and it is sorely needed."<br><br>He explained that as the scheme had lost out in its bid to build a new Altrincham hospital, the plans would have to be amended, which would probably see the number of homes increased from 30 to 150.<br><br>It was hoped to complete most of the work in one phase – if that was the case it could be completed in two and a half to three years. The timescale would be four years if it was completed in phases.<br><br>Trafford executive councillor Mike Cornes said: “I am extremely pleased that we have confirmation of the CPO which will enable the council to assembly fully the Altair site so that the ambitious development can proceed. This multi-million pound scheme, being delivered by our partners Nikal, will transform the look and feel of Altrincham, bringing huge benefits to the town centre.<br><br>"These are exciting times for Altrincham, and local people can be assured that the council is dedicated to securing a bright future for the town.         <description><![CDATA[Nikal was proud to once again sponsor the annual Carols by Candlelight concert at Manchester Cathedral last Friday 9th December, and help Childline celebrate its 25th anniversary by raising over £5,000.<br>The special concert, which was a complete sell out, included a unique and compelling performance of “Twas the night before Christmas” by the legendary Noddy Holder and saw special performances by soloist Janette Monroe, Manchester High School for Girls senior and Prep Choirs and the Oldham Lees brass band.         <title><![CDATA[Hive welcomes its racing mascot]]></title>
        <description><![CDATA[Developer Nikal welcomed an ex-racehorse onto its city centre residential development, Hive, following a generous donation by the company to Belhaven Equestrian horse sanctuary.<br><br>Following completion of the construction of Hive earlier this year, a donation of scrap material was made to Gerard Sexton and Annabel Wells, founders of Belhaven Equestrian on Houndsfield Lane in Wythall, where nine ex-racing and challenging horses are cared for. <br><br>Consisting mainly of hoarding and plywood, the donated materials will enable Gerard and Annabel to build six stables each measuring 12 sq ft which will house recovering horses when they first arrive at the sanctuary. The six existing stables, currently in a very poor condition, will be knocked down to allow for a 100 per cent refurbishment of the sanctuary. <br><br>Kalko, the fifteen year old former racehorse who visited Hive, has been at Belhaven Equestrian for five years and was one of the first horses to be rehabilitated at the sanctuary after being retired for not winning any races.   <br>On receiving the donation Annabel said: “This is the largest donation anybody has made to the horse sanctuary and as you can imagine it will make a dramatic difference to the lives of the horses that we currently care for and those that join us in the future.<br><br>“Gerard and I rehabilitate horses that would otherwise be slaughtered or cast aside. By conducting a number of health assessments, one to one sessions and working through any problems the animal may have, we aim to find suitable homes for the horses where they can lead a better life. This donation will have a direct and very real impact on our ability to continue providing a high level of care.” <br>Up to 5,000 racehorses are slaughtered each year across the UK.         <title><![CDATA[New kids on he block looking like the smart choice]]></title>
        <description><![CDATA[Salford, south Manchester and the suburbs are smartening their appeal in an effort to win office occupiers.<br><br>A series of refurbishments and new developments are set to turn the south Manchester 'arc of prosperity' into one of the most desirable office locations in the region.<br><br>Stretching from Stockport through to Altrincham, the south Manchester office market is preparing for change.<br><br>For example, a Manchester Airport office development opens in two weeks' time and developers hope more new buildings will follow in the slipstream of the 24,000 sq ft project, at 308 Avro Way.<br><br>The block, which sits alongside two other popular  airport office buildings - 4M and Voyager - is being launched on June  6, after a £250,000 facelift.<br><br>Stephanie Mullenger, business development director of Manchester Airports commercial property arm MAG Developments, said the scheme fits-in with the recently announced creation of a government enterprise zone called Airport City, which hopes to generate 10,000 jobs.<br><br>She added "308 Avro Way is something totally different to anything else currently on offer at the airport and is aimed at attracting small and medium sized companies and start up businesses from across south Manchester.<br><br>"The airport is a ground transport hub in its own right, which also happens to have direct access to flights - in the medium to longer term our aspiration, through Airport City, is to build on this connectivity and create a unique business destination that compliments not only the city centre but the wgole of the Greater Manchester region."<br><br>Stockport could be one of the big winners if office occupiers decide to fly south.<br><br>Stockport council has begun the search for a development partner for a 250,000 sq ft office scheme as part of a revamped Grand Central complex in the town centre.<br><br>The council bought Grand Central from Deloitte, administrator of Targetfollow Property Holdings, in January for £15m and has appointed DTZ to help put together the development brief and market the scheme.<br><br>The office campus featuring at least five blocks, will be developed over several years.  DTZ said: "The intention is to have a development partner selected by the end of 2011."<br><br>Approaches from property developers suggest the project will quickly find private-sector backing.<br><br>Stockport is already winning a healthy share of office deals.  Recent movers include law firm Gorvins, debt advice business First Step Finance, BSkyB, information technology specialists Stealth Intelligence and energy management company Adam International.<br><br>BSkyB opted for 23,500 sq ft at BAM Properties; St Peters Square office building.<br><br>Down the road in Disbury, US technology company SPX last year signed up for 240,000 sq ft Towers Business Park.  The North Carolina compnay chose the business park after looking at sites in Salford Quays, Birmingham and overseas.<br><br>In total, Stokport has secured 260,000 sqft of new lettings in the past year.  While it is still an emerging office market, Salford Quays' Reputation as business address has rarely been higher.<br><br>The arrival of the BBC and ITV at Peel's MediaCityUK complex has given the area a powerful appeal to media, design and telecoms companies.<br><br>A second new office developement is likely to lure more occupiers tot he Salford site of the twin cities boundary.  The US-based Carlyle Group, together with partners Nikal Development and Abstract Securities, are behind the Soapworks development in Salford Quays.<br><br>The Project will transform the old Colgate-Palmolive factory in the heart of Salford.  When completed, it will include more than 400,000 sq ft of office, retail and leisure space.<br><br>The Boilerhouse will be the first element to be complete at Soapworks, with the entire scheme due to be finished in 2012.  It boasts one of the most diverse commercial offerings within Salford Quays, given the flexibility of its floorplates, which range from 2,000 sq ft through to 100,000 sq ft.<br><br>Carlyle has invested in central Manchester before, and owns the Three and Four Piccadilly Place office scheme near Piccadilly station.<br><br>Ben Da Boulay, director of Carlyle, said: "Clearly, in these times of austerity, a key element for any occupier seeking space in the Manchester market is price.         <title><![CDATA[Progress on £100m complex]]></title>
        <description><![CDATA[Plans for a £100m development have moved a step closer<br><br>The Altiar complex already has planning permision but has been waiting to obtain two buildings on the Oakfield Road site.<br><br>Joint Developers - Trafford council and Nikal - want to issue compulsory purchase orders so it can buy up the properties and start work.<br><br>A public inquiry will now be held in June to decide the matter.<br><br>The Planning Inspectorate hearing will take place a year and a half after the bid was approved by councillors.<br><br>Nick Gerrard, corporate director for economic growth and prosperity at Trafford council, said: " I am pleased we now have a date for this inquiry as this means we are one step closwer to being able to secure key parts of this scheme and a hugely exciting development for Altrincham."<br><br>The inquiry will be held at Trafford Town Hall on tuesday, June 28 and is expected to last for two days.         <title><![CDATA[Inquiry date set for Altair CPO]]></title>
        <description><![CDATA[The Planning Inspectorate has confirmed it will hold an inquiry in to Trafford Council's Compulsory Purchase Order required to pave the way for Nikal's £100m Altair development in Altrincham.<br><br>Trafford Council made the CPO on 31 December 2009 to acquire two main buildings; the Bridge Inn and a tyre garage owned by ATS Euromaster. Both the Bridge Inn owner, developer-investor Petros, and ATS are objecting to the CPO.<br><br>The proposed six-acre development was designed by Ian Simpson Architects and will include 31 homes, 90,000 sq ft of offices, 70,000 sq ft of retail, both food and non-food, and a 125-bed hotel.<br><br>The scheme is being brought forward through the joint venture partnership between Trafford Council and developers Nikal.<br><br>Nick Gerrard, Trafford Council's corporate director for economic growth and prosperity, said: "I am pleased we now have a date for this inquiry as this means we are one step closer to being able to secure key parts of this scheme and a hugely exciting development for Altrincham."<br><br>The inquiry is to take place on Tuesday 28 June 2011 at Trafford Town Hall and is expected to last for two days.         <title><![CDATA[Green energy first for Eastside Scheme]]></title>
        <description><![CDATA[A recently completed residential scheme at the gateway to Eastside has been the first in the city to switch to a new green energy supply.<br><br>Hive, the second building at Masshouse in Eastside, has plugged into the new supply which is generated from the Jennens Road Energy Centre on Aston University campus. The power is supplied by the Birmingham District Energy Company  BDEC) from two Combined Heat and Power (CHP) engines which reduce emissions by 90 per cent and can reduce utility bills by up to 30 per cent.         <title><![CDATA[Life after AWM and what to do with their assets]]></title>
        <description><![CDATA[Advantage West Midlands has submitted its recommendations for the disposal of the £400m of assets under its control to the Department for Business, Innovation and Skills. The plan outlines how the assets should be handled once the agency folds in March next year. The Birmingham Post asked Birmingham’s property professionals their views on the plans relating to AWM’s land and property interests.<br><br>Jill Astley, a director in the development team at Drivers Jonas Deloitte, says the prospect of competition between different sites needs careful thought, given there will now be no overall strategic picture: <br><br>“The potential transfer of AWM assets comes at a time when the development community is still working hard to emerge from the recession and financial crisis, and to find new ways of funding development activity,” she said. <br><br>“Some of the region’s most important development sites are included in the portfolio and a number of other authorities have interests. It is to be hoped that with a new emphasis and fresh impetus some of these can perhaps start moving, particularly if other public sector initiatives also happen. <br><br>“The prospect of competition between sites needs careful thought, as it was probably easier for AWM to see the strategic picture than for individual authorities that in some cases don’t border each other. <br><br>“In addition to the long-term development sites, there are a number of assets that may appeal to developers or investors that have the ability to work the property and improve further on the investment made by AWM. For example, there are some existing industrial properties where a pro-active letting strategy could improve occupancy rates but these need the time and energy and a strong understanding of the local market context to get it right. For those able to take advantage, this is a good time to acquire.” <br><br>John Dodds, Midlands regional director for St Modwen, a major stakeholder at  Longbridge, hopes momentum won’t be lost: <br><br>“One of Advantage West Midlands’ (AWM) roles has been to use land to bring forward regeneration and create jobs. They have certainly done that at Longbridge and have worked with us to deliver the new Bournville College, the Innovation Centre, Two Devon Way and the infrastructure works we have carried out as part of the early phases of development. To date, up to 1,000 newjobs have been created at Longbridge, since the collapse of MG Rover. <br><br>“The Government is urging all local authorities to use their property assets to make things happen and assist the local economy. We hope whichever party ends up owning the AWM interest in Longbridge – whether that is central Government or the local authority – they will continue the philosophy of using their property ownerships to help to stimulate and accelerate investment and development activity, create further job and economic growth at Longbridge. Whoever it may be has a very willing partner in St. Modwen. <br><br>“At Longbridge, development and investment activity hasn’t stopped throughout this challenging economic cycle. We are on site to deliver 115 new homes, Bournville College will open for students this autumn, and we have recently submitted the planning application for the town centre, which will create the new heart for Longbridge. AWM is being disbanded at a time when the organisation was gaining significant momentum – with a helpful team that was really starting to deliver.” <br><br>Nick Payne, managing director of Nikal, says Birmingham’s Eastside is in safe hands. <br><br>“AWM’s investment in Eastside has unquestionably played an important role in driving the regeneration of this side of the city, particularly through the progress made on delivering the new Learning and Leisure Quarter. AWM and Birmingham City Council’s ambitious aspirations for Eastside have significantly enhanced the reputation of our developments at Masshouse, particularly in championing the creation of sustainable new homes, set within an equally sustainable community for the  future. “With sale contracts agreed for AWM’s assets in Eastside, we are confident that the future of this new side of the city remains bright. The success of Eastside depends on long term commitment from botht the public and private sector and, as a major developer in the area, we are working hard to ensure this 20-year re-generation project maintains momentum in order that Eastside can continue to flourish."<br><br>Chris White, a director in the development consultancy and regeneration team at the Birmingham office of CB Richard Ellis, says the cream if the development sites are to be kept in the public domain; for developers hoping to pick up a bargain the pickings are slim: "AWM has excluded the flagship sites, where major strategic intervention is required, from the asset sale.<br><br>“Basically, it’s the smaller interests that will fall under the hammer – those which are less significant to the broader interests of Birmingham and the region. “Based on AWM’s recommendations, the private sector will not be given any opportunity to take forward those sites which will have the biggest economic impact on the city. That’s fine on paper, but who will progress these sites given that, at the moment at least, there is not a recognised authority to take them over? “Some sites are to be retained with minimum or no investment recommended, which closes the door even to joint ventures. <br><br>“The danger is we will see a hiatus while a residual body reviews the delivery of the sites and arrives at a critical point at which disposal can be considered in order to deliver the site. “Of the sites or buildings which are recommended for sale, for the private sector the pickings are slim. “This is not a bold strategy, and I fear that some major strategic sites will be mothballed as a consequence, halting regeneration and economic development at a time when it is most needed.” <br><br>Copies of AWM’s Assets and Liabilities Transition Plan are available at: www. advantagewm.co.uk<br><br>Birmingham Post 10.03.11]]></description>

        <title><![CDATA[Businesses Get Behind Great Barr Harriers]]></title>
        <description><![CDATA[Local football club Great Barr Harriers has received a kick start to 2011 thanks to the support of Nikal and McLaren Construction.<br>Both the property developer and construction contractors behind Hive, the latest residential development at Masshouse in Birmingham city centre, have donated training equipment and sportswear to the club, in support of its commitment to providing a safe and positive environment for budding young sportsmen.<br>Established in 1998 by Bill O’Shaughnessy with just nine boys playing football, the club has grown to boast nine teams with over 110 children registered aged from eight to 16.  The donations from Nikal and McLaren Construction will help support the future of the club as Under 13’s manager Steve Ariss explains:<br>“The donations from Nikal and McLaren Construction mean the world to our young players.  At present the teams have to borrow training equipment from Aston Old Edwardians Rugby Club whose ground we train on, so to start 2011 with their own brand new training kit and sweatshirts has boosted their enthusiasm, confidence and pride in the club.  As a club run by volunteers, we rely heavily on the support of the local community and knowing companies working in the area are supporting us is a huge boost to everyone who gives up their time for free to provide children in Birmingham with the chance to develop their football skills.”<br>Having donated training equipment including evasion belts, agility ladders and coaching mannequins to Great Barr Harriers, Simon James, sales director for Hive was keen to see the team in action and attended a training evening. <br>“It was fantastic to go and watch the Under 13’s team be put through their paces with the new equipment that we donated,” commented Simon.  “Local clubs like this rely heavily on community support and, when we heard the teams here were struggling to train using borrowed equipment from the rugby club, we simply had to step in and help.         <title><![CDATA[Hive will be buzzing as project enters final stage]]></title>
        <description><![CDATA[A high profile Birmingham development that has been beset with problems including one of its partners going bust is looking to the future after completing the latest phase of the scheme. <br><br>Work on phase two of the Masshouse project on the outskirts of Eastside was threatened two years ago when developer David McLean – one part of a threeway partnership that included Nikal and RBS – went into administration. But the apartment block – a 167-unit scheme called Hive – has now been completed with the first tranche of properties set to come onto the market in March. <br><br>Development boss Nick Payne is not just relieved, but also excited about being able to focus on the most ambitious part of the scheme. <br><br>“There is no doubt it has been quite difficult but it is nice to come through it,” said Mr Payne, who is managing director of Nikal and chair of Masshouse Developments. <br><br>“We are still here at Eastside and retain great aspirations for the area.” <br><br>Hive is the second apartment block to be completed at Masshouse, the first – Masshouse Plaza – has 173 apartments and was completed in 2007. <br>Mr Payne said significant progress was now being made on the third phase of the scheme. The partnership also owns two further sites around the current developments. One is currently being used as a car park but planning permission has been given for 750,000 sq ft of offices as well as a hotel and residential tower. <br><br>“We are working up a renewal scheme which will hopefully see a couple of exciting hotel brands come as well as a grade A headquarters building,” he said. <br><br>“We also have to respect the fact that across from us are three university campuses so it would be madness not to think what the next residential  commodation may need to be so we are working hard on that at the moment. What I would say is that I would like to think it is not going to be the battery hen-type of halls of residence. We are working hard to try and get something on for later this year or early next as phase three is very exciting and we have already had some extremely interesting inquiries.” <br><br>As well as David McClean going bust, Masshouse has also fallen victim to the Government’s austerity package after it pulled the plug on proposals to build a new magistrates court complex at Masshouse, which would have replaced the city’s Victoria Law Courts. Although disappointed, Mr Payne is confident the project will eventually be resurrected. <br><br>“The situation was that we sold the site to the HMCS which on one hand was fantastic if we didn’t have a vision for Eastside because we are in receipt of the money but we ultimately want to make sure the new magistrates court is built as having a £100 million public building Hive will be buzzing as project enters final stage Nick Payne in front of the Hive development there will be fantastic for the long-term future of the area. <br><br>“The issue has now been left with them and I am encouraged they will build it at some point and in the meantime the HMCS wants to convert the plot into an urban open space for people living and working in the area. We are working collaboratively with them to ensure the garden fits in with our designs.” <br><br>As for the newly completed Hive scheme, Mr Payne is confident it will be of the right specification to attract buyers and occupiers in a difficult market. He said: “We have tried to introduce the Nikal effect into the scheme which is to enhance the quality of the building and the spec of the apartments and to try and make it a market leader. <br><br>“I think with innovations like BDEC [Birmingham District Energy Company], which will mean each apartment enjoys proper radiators rather than convection heaters, has helped us achieve that. <br><br>‘‘It is sometimes over-used but we want the Masshouse to have its own iconic status so it is also important we help develop an active community – it’s not just about living in a tower block. The<br>scheme will provide its own gardens with timber decking areas and furniture. People like to get up in the morning and have a cup of tea in the garden and that’s no different if you live in an apartment.” <br><br>Birmingham District Energy Company is the council-owned company run in partnership with Utilicom which provides green energy to the city centre from an energy centre that recovers the heat usually wasted from electricity generation.         <title><![CDATA[Groundworks begins for Altrincham Development]]></title>
        <description><![CDATA[Demolition of two Trafford Council-owned buildings will commence shortly to pave the way for Altrincham’s £100m Altair development. Oakfield House and the former Nationwide Auto Centre on Oakfield Road will be demolished in the first step towards development of the five acre site located near the town’s centre. The site, predominantly owned by Trafford Council, is to be brought forward in partnership with developer Nikal for a scheme which will create over 2,000 jobs as well as delivering new retail units, restaurants, grade A office accommodation, hotel and a new permanent ice rink along with new public realm and improved linkages to Altrincham Interchange. In addition, the scheme is currently being considered by Trafford Healthcare NHS Trust as one of two possible locations for the new Altrincham General Hospital. An announcement is expected in November 2010. Trafford Council’s planning development control committee approved the scheme’s outline planning application in February 2010.         <title><![CDATA[Work starts on office in Wells]]></title>
        <description><![CDATA[Construction has started on a new 20,000sq ft office building for local housing association Flourish Homes at Cathedral Park in Wells. <br><br>Manchester-based property developer and investor Nikal Ltd are developing the Cathedral Park site and will deliver the new eco friendly office, designed by Bath architects Stubbs Rich. <br><br>A groundbreaking ceremony took place on April 29 to commemorate building contractor McLaren starting construction. Flourish Homes staff, board members and residents joined Nikal and McLaren to watch as the diggers moved in. <br><br>The housing provider currently has about 200 staff. Around half of these work at its Shepton Mallet offices and will move to the new building at Cathedral Park during Spring 2011.<br><br>Flourish Homes owns and manages more than 4,000 properties in Wells, Frome, Shepton Mallet, Glastonbury and Street and surrounding villages so a move to Cathedral Park creates a more central and accessible location for its residents.<br><br>“It’s great to see work starting on our new offices at Cathedral Park in Wells. Windows in the roof above a floor to roof staircase in the middle of the building will increase natural light, cutting down on the need for artificial lighting.<br><br>•	High ceilings and the open stairwell will ensure natural ventilation through the main office floor (which is on the first floor) so that air conditioning will not be needed in the building. The building will purge heat during the night from rooftop vents during the summer.<br><br>•	Rainwater will be collected to flush WCs which will also have low-flow water devices to cut down on water use.<br><br>•	Solar panels will heat water for handbasins and showers, which will be useful for people cycling to work or who want to use the new staff mini-gym to encourage fit and healthy employees.<br><br>•	A green transport plan is to be drawn up to encourage staff to use other forms of transport or to car-share. The new office is near to a bus stop on Glastonbury Road and will have bike racks.<br><br>•	The building will use a ground source heating system which harnesses the earth’s underground heat to warm the building. This process can also be reversed and used to cool the building in summer which means no need for air-conditioning.         <title><![CDATA[High Speed Rail 2]]></title>
        <description><![CDATA[<span class="largeType">Speed is the Key to continued Birmingham growth</Span><br><br>Despite being tainted by funding concerns, the shock of the proposed site of the HS2 station and the uncertainty over how approval will be processed through Parliament, Lord Adonis’ High Speed Rail Report was much welcome news to all those who have a stake in promoting Birmingham, according to GVA Grimley.<br><br>While the redevelopment of New Street Station and the development of the new Library of Birmingham in Centenary Square are highly important projects for the city, High Speed Rail represents a fundamental new future.<br>Since Lord Adonis’ highly anticipated 152 page High Speed Rail Report became a public document on March 11, it is now the biggest story for Birmingham. With the recent improvements to the West Coast Mainline, the journey time between Birmingham New Street and Euston station in central London is 1 hour 24 minutes. However, HS2 will reduce the travel time to approximately 40 minutes, making half-day trips and daily commuting to London highly viable. HS2 will ensure central Birmingham is more quickly accessible to central London than many of the outer London boroughs serviced by the underground. <br><br>Ian Stringer, regional senior director of GVA Grimley, said: “What comes through very clearly in Lord Adonis’ report is that the business case is very convincing, which is tremendous news for the growth of Birmingham’s economy. HS2 will further position Birmingham as a more attractive location for inward investment, job creation and economic prosperity throughout the remainder of the 21st Century. <br><br>“Despite comments about construction and engineering costs for major infrastructure projects being cheaper in mainland Europe than the UK, the estimated £17.4billion cost to deliver high speed rail between London and Birmingham will generate £2 worth of benefit and investment for every £1 spent. The further research currently being undertaken by HS2 Ltd into the prospect of extending the line north into Manchester, Leeds and then Scotland is expected to conclude that an even greater return on investment will be realised by lengthening the line. <br><br>“Not only do the numbers stack up, but the sustainability factors are very impressive too. There is extensive proof in mainland Europe and Japan that high speed rail takes journeys away from the roads and aviation. In terms of capacity, up to 18 trains per hour could run between London to Birmingham, each carrying up to 1,100 passengers. <br><br>“Through the compelling economic benefits and by utilising state of the art trains and electric power, the advantages of operating HS2 will more than compensate for the inevitable and unfortunate environmental costs of creating a new train line from Euston, through Ruislip and the North Chilterns – following the route of the A413 – into central Birmingham via Water Orton. <br><br>“The timing of Adonis’ Report being published was not ideal, given the imminence of the 6th May General Election. H2S appears to have wide cross party support, but there are differences over the detail, such as the proposed route the new train line will take. HS2 Ltd has recommended a route which would cross parts of the Chilterns’ Area of Outstanding Natural Beauty. Putting to one side the impact the General Election may have on Adonis’ Report and recommendations, the timeline proposed to take HS2 forward is to go out to consultation on the London to Birmingham segment of HS2 this autumn. A special Hybrid Bill will be proposed to Parliament to gain approval, and subject to approval, construction work will not commence until the Cross Rail line through London is completed in 2017. If construction work on HS2 does starts in 2017, the line will be operational by circa 2026. <br><br>Stephen Hollowood, executive director of GVA Grimley and head of the  regional planning, development and regeneration team, added: “Whilst the 15 year lead-in for HS2 to be operational is to be expected, a shorter lead-in would be welcomed given the anticipated economic benefits to the region. This is a once in a century opportunity to transform travel between the UK’s core cities, but it cannot be achieved over night. In fact, apart from the Channel Tunnel HS1 line and Cross Rail, the UK hasn’t created any major new rail lines for over a hundred years. The UK has significantly lagged behind mainland Europe and Japan in connecting major cities through high speed rail, so it is tremendous news that HS2 is now at a detailed stage, awaiting public consultation. <br><br>“For many, the main areas of interest will be the recommended route of the new rail line between central London and central Birmingham and the proposed location of the HS2 stations. The high speed trains will be 400 metres long, meaning even with the improvements currently being made to Birmingham New Street, the station does not have the capacity to accommodate HS2. A HS2 station for central Birmingham has been proposed at the site of the disused Curzon Street station at Eastside. However, the size of the station building, concourse and platforms, together with the continuation of the rail track towards London will take up a large proportion of the land at Eastside earmarked for future development.” <br><br>“Birmingham City Council’s new City Park, Curzon Gateway – a recently completed 750-bed student housing block by Unite, Quintain’s City Park Gate development, Birmingham City University’s proposed 370,000 sq ft city campus and Curzon Street – a mixed-use development by Development Securities and Grainger – are all affected by the proposed location of the HS2 station for central Birmingham. The scheme will have major long term benefits for the Eastside regeneration area and beyond. However, in the short to medium term, the Government will need to consider carefully the impact of the proposed infrastructure on key development sites. <br><br>“I have no doubt that discussions between HS2 Ltd, Birmingham City Council, Advantage West Midlands and these developers will have already begun, particularly in connection with Birmingham City University, who had secured planning permission and were proposing an imminent start on the first phase of their new city campus.”<br><br><B>Masshouse - a capital connection</B><br><br>While politicians are ever keen to minimise the effects of the ‘north/south divide’, does the debate need to commence in force about whether connecting London to Birmingham through high speed rail will help to combat the issue, questions Nick Payne from Masshouse Developments Ltd.<br><br>A s a principle, new investment in significant infrastructure Aprojects is always to be welcomed. As the developer of Mass - house, we have a tremendous amount to be excited about following the publication of Lord Adonis’ High Speed Rail Report last month. The proposed High Speed Rail station for central Birmingham will be situated within a minute’s walk of our scheme, meaning that both residents and office occupiers will be able to get to central London within about 40 minutes. However, is there a risk that the major benefits will be greater felt in the capital, than in Birmingham,  or Leeds and Manchester, where it is anticipated the line will be extended to?<br><br>Will decision makers of large organisations with offices across the regions feel that the introduction of HS2 will mean the whole of the UK can be serviced from one superoffice, which inevitably will be located in the <br>South East because of the dominance of Heathrow airport regarding the provision of frequent, direct services that extensively cover the globe? The 40 minute travel time between central London and central Birmingham<br>will mean Birmingham is as accessible to Londoners as the many districts that lie towards the end of each line on the tube network. Meanwhile, it is currently the norm for regional offices located in Birmingham to service an area that stretches at least an hour from the office, covering the East Midlands and the counties of Shropshire, Herefordshire, Worcester and Warwickshire. HS2 could mean that these rural counties can be serviced  effectively by a London office.<br><br>Of course employment and office costs are higher in London than they are in the regions, which gives some comfort for a natural spread of office locations being maintained across the UK. And, there is always the  enthusiastic argument that HS2 will mean that London and the South East can be effectively serviced from Birmingham – an argument that would be much stronger if the runway extension at Birmingham International <br>Airport went ahead, ensuring many more long haul destinations could be reached.” <br><br>While Lord Adonis’ report proposes that public consultation for HS2 commences in autumn 2010, with the General Election campaign now in full flow, we will eagerly await news later this summer as to whether that timescale can be adhered to.<br><br>HS2 presents a tremendous opportunity for Birmingham and for Eastside, particularly developments such as Masshouse which are not directly impacted by the land requirement for the proposed Curzon Street train station development. However, my message is that we can’t be blinkered and presume that Birmingham simply has everything to gain. We all need to work collectively to ensure HS2 tackles the ‘north/south divide’ <br>head on, rather than slipping into the trap of Birmingham becoming yet another commuter town for the super power that London will always be.<br><br>BIRMINGHAM POST - APRIL 2010]]></description>

        <title><![CDATA[Landmark scheme moves forward]]></title>
        <description><![CDATA[The Homes and Communities Agency (HCA) has provided £7.4m investment that will see the completion of a major apartment building at Masshouse in Birmingham. Through the Government’s Kickstart funding, work on the 167-apartment scheme which had slowed following the collapse of one of the founding development partners David McLean – will now continue by developers Nikal and RBS Property Ventures. <br><br>Masshouse is a £600 million, 1.1 million sq ft mixed-use scheme by  Masshouse Developments Ltd which will be anchored by the new Magistrates’ Court for Birmingham which is currently under construction. The apartments will eventually overlook a new city park planned for the area by the city council. <br><br>Paul Spooner, regional director of the HCA, said: “Our aim is always to help create a sense of place, where new and existing communities will thrive. Masshouse is a huge project which will bring together a great mix of people and lifestyles. I am pleased that our Kickstart funding has ensured that this landmark scheme moves forward. The second residential building will help make that even more accessible for future residents and contribute to the wider development of Eastside.” <br><br>Nick Payne, chairman of Masshouse Developments, a joint venture between developer Nikal and RBS Property Ventures, said: “It is tremendous to have received significant funding from the Homes and Communities Agency.         <title><![CDATA[West Quay Marina Gets Council Go Ahead]]></title>
        <description><![CDATA[West Quay Marina, a joint venture between Manchester based Nikal Developments Ltd and MMC Estates, has been granted outline planning consent for the 2.5 acre site in Poole following 18 months of consultations with town planners.<br><br>The scheme, which forms part of Sunseekers former boat yard on West Quay Road in central Poole, comprises 71 traditional apartments and 25 Manhattan Suites – serviced apartments designed in association with development partner, Sunseeker International.<br><br>Plans also include a 180-bed hotel with spa and conference facilities which will provide much needed quality accommodation for visitors to Poole.         <title><![CDATA[Nikal takes Charge !]]></title>
        <description><![CDATA[NIKAL has taken control of one of Greater Manchester's biggest property projects as speculation grows that it could be home to a new South Manchester hospital.<br><br>Nikal, the property business backed by paper tycoon Alan Murphy, has bought the remaining half of the shares in its joint venture to develop the £150m Altair site at Altrincham. <br><br>They acquired the shares following the collapse last year of their former partners, North Wales-based David McLean Developments.<br><br>The deal ends five months of negotiations and means that work on site will progress in 2010.<br><br>The Altair site has been earmarked for 161,000 sq ft of retail floorspace, 53,000 sq ft of offices, and a 130-bed hotel.<br><br>Nikal take full control at Altair as speculation mounts that it could be redesigned to include a new hospital.<br><br>Nikal says that it is `undertaking the pre-qualification process' with Trafford NHS Trust to develop the new Altrincham General Hospital.<br><br>A new hospital will be required in the town by 2012.<br><br>Nick Payne, managing director of Nikal said: "We were naturally disappointed by the David McLean Group falling victim to the credit crisis but have been fortunate enough to finalise the purchase of its shares enabling us to progress."<br><br>"Whilst we are not immune to the current climate, we have a long term strategy and projects like Altair are what excite us. The development will deliver many of the things Altrincham has been lacking over recent decades and the temporary ice rink investment was just the start. Our vision for Altair includes residential, hotel, office, retail and leisure uses. <br><br>"We have recently teamed up with local residents to form a focus group and the scheme is shaping up well.         <title><![CDATA[Major phase of Altrincham town centre redevelopment 'sealed']]></title>
        <description><![CDATA[Altair, the multi million pound 'crown' in Altrincham's redevelopment jigsaw has moved a step closer to reality with the signing of the official development agreement.  The signing, by the council and developers David McLean Nikal, means this £150m investment, which will sit alongside the town centre's other exciting improvements and developments, is on schedule to begin in 2009.<br><br>Council Leader Councillor Susan Williams said she was delighted that the legal agreement has been signed, which should pave the way for the developers to submit their planning application in the Autumn.<br><br>"Altair - named after the brightest star in the north - is destined to shine its futuristic high specification light down on the area.  This is vital if we are to achieve our aim of relaunching Altrincham as a modern, vibrant, exciting town centre with something to offer everyone, visitors, shoppers and local people.  By doing this we are sure we will be able to re-establish it as a premier north west shopping, entertainment and leisure town," she said.<br><br>Altair, which is expected to be completed by 2012 will feature a modern glass design, housing a state of the art, 3,000 seat ice rink and other complimentary leisure facilities.<br><br>In addition there will be fantastic homes, an hotel, shopping, drinking and eating experiences - simply something for everyone.<br><br>Commenting on the signing, Nick Payne from the developers said they were delighted to sign the legal agreement and therefore securing the missing piece of this fantastic, inspiring town centre jigsaw.<br><br>"The public is probably unaware of the enormous efforts Trafford and ourselves have already put into this development.  We made a commitment to Altrincham residents that a new ice rink would be built and we can see the results of all that hard work with the new silver blades.         <title><![CDATA[Mynshulls House Final Stages]]></title>
        <description><![CDATA[Last piece of the jigsaw following Manchester bomb.  <br>The final phase of Manchester's regeneration following the 1996 bomb has commenced with the redevelopment of Mynshulls House and Britannic Buildings in Hanging Ditch.<br>After approximately 50,000 square metres of retail space and nearly 25,000 square metres of office space being reconstructed, the last piece of the jigsaw puzzle is now being put right thanks to property investment and development company, Nikal, creating more than 7,000 sq ft of office and residential accommodation.<br>Ten years on from the memorable fathers day in 1996, most of the devastated area has now been completely restored.  Most noticeably, the royal exchange has been renovated, the Corn Exchange reborn as the Triangle and the north side of the Arndale rebuilt. Likewise, the two oldest buildings that make up Shambles Square, Old Wellington Inn and Sinclair's Oyster Bar have also been physically moved 100 yards into a new Shambles Square.<br>Nick Payne, Managing Director of Nikal, comments: "This redevelopment signifies the work Manchester has done to the rebuild the destroyed buildings, but during this time the city itself has boomed. While Britannic Buildings will provide four apartments of approximately 4,000 sq ft each with marketing due to commence within the next four weeks. <br>Hanging Ditch stands between Manchester Cathedral and the former Corn Exchange. In 1322 the area housed a fulling mill and it is thought to be named after the manner in which fullers hung their cloth out to drain and dry over the ditch, which was the River Irk.         <description><![CDATA[Hull’s Top Business People Queue Up To Buy at Freedom Quay<br><br>Freedom Quay, a residential development of 51 luxury apartments on Humber Quays, is being snapped up by its first residents, just days after its launch.<br><br>The scheme, created by developers Nikal and Hull’s urban regeneration company, Citybuild, has received considerable interest from local Hull residents, selling a total of 35 apartments at the launch evening in March.  Among the first to purchase one of the luxury apartments is James Rule, Commercial Director of Hull Football Club and Craig Beck, Content Director of Viking FM.  <br><br>The development consists of twenty-four one bedroom and twenty-six two-bedroom apartments split across four floors.
